High Cliffe is an elegant property, located in a secluded private terrace with spectacular views across Aberdovey / Aberdyfi and the Dovey estuary.

This early 20th century property has immense charm and character and is located in a magnificent setting. High Cliffe sits in an elevated position above Aberdyfi village and has a bird’s-eye view of the Dovey estuary, beach, harbour, and across the Ynyslas, Borth and Plynlimon hills.

The location is without a doubt one of the most desirable in the village and within easy walking distance of the village centre, harbour and beach. It has the enviable advantage of enjoying panoramic views from most of the main rooms, car parking for two cars, a stunning private outdoor terrace and a rear elevated garden.

The property has been luxuriously furnished. It has a modern, well equipped kitchen incorporating a large dining area with solid oak flooring. The lounge, with its high coved ceilings, has spectacular views; there are four double bedrooms and a single bedroom that has been converted into a cot room. The master bedroom has a luxury en-suite wet room. The stylish main bathroom has panelled walls and a Victorian cast iron bath; and there is a large shower room, on the top floor. The property is fully centrally heated and all bath/ shower rooms have under floor heating.

At the rear of the lounge is an entertainment area with teak card table, piano, and a bookshelf full of books and DVD’s

Kitchen/Dining Room - The modern high spec. kitchen has an abundance of storage cupboards, two integrated larder fridges, a freezer, an integrated dishwasher, a washing machine and a range cooker. Concealed integrated lighting allows occupants to dim the lights for that special occasion. The dining area has ample room for eight plus a high chair.

Bedroom 1 - Opulently furnished with a king-size bed, two comfortable sofa chairs, built-in wardrobes, high coved ceiling, a fireplace, and wall-mounted LCD TV with Freeview, the master bedroom also enjoys panoramic views.
En-suite to bedroom 1 - The luxury en-suite wet room is fully tiled and includes a shower, wash hand basin, low level W.C., heated wall mirror with five integrated down lights, and a large heated towel rail.

Bedroom 2 - The rear twin bedroom has built-in wardrobes with hanging rail and shelves.

Baby room - Standard size wooden cot with matching changing table (there is no bedding provided for the cot)

Bathroom - The main bathroom has a cast iron free standing bath with mixer shower taps, a pedestal hand basin, low level W.C., wall mirror, large heated towel rail, a marbled ceramic tiled floor and concealed mood lighting.

Second Floor

Bedroom 3 - Twin bedroom, window seats with eye-catching views. There is a built-in double wardrobe and LCD TV with a freeview set-top box

Bedroom 4 - The rear double bedroom has a large sash window that overlooks the rear garden. It has a large built-in wardrobe, desk and an LCD TV with freeview.

Shower room - The fully tiled, luxury shower room has a shower cubicle, wash hand basin with heated mirror and down lighters, low level W.C., sash window to the front and large heated towel rail.

Parking - There is on-site parking at High Cliffe for two cars only. Please ensure you only use the parking bay provided directly opposite the property.

Outside Area - The front patio has a gas fired BBQ, and a large dining table and chairs for those hot sunny days gazing out over Cardigan Bay. Outside lights allow you to remain on the terrace long after the sun has set. The rear large elevated sloped lawn has an abundance of well-established trees and shrubs.
At the rear of the property there are purpose built drying facilities, including a tumble dryer for sailors’, walkers’ or cyclists’ wet gear.
