The Gatehouse is a lovely detached stone barn containing a well-established enclosed garden with an ornamental pond (children & pets must be supervised). Nestled in a picturesque wooded valley overlooking the Dyfi estuary (just a stone's throw away, literally). The Gatehouse is just a short distance (3 miles) from the beautiful harbour village of Aberdyfi / Aberdovey, on the edge of the Snowdonia National Park in Wales.
The property provides the perfect base for those who enjoy the great outdoors with plenty of opportunities for woodland walks and simply admiring the lovely natural location next to the estuary.

Further afield you can explore the Ynys-Hir RSPB Reserve which is a wildlife haven in the heart of Wales, made famous by the BBC Spring Watch programme, The Dyfi Osprey Project (please follow the link to watch live: http://www.dyfiospreyproject.com/live-streaming), The Ceredigion Heritage Coast along Cardigan Bay, the Cader Idris mountain range and not forgetting the lakes, small towns and villages, picturesque resorts and harbours.

Ground Floor
The front entrance leads directly to an open plan kitchen/dining/living room area and a separate double bedroom.
Living/Dining area - Large 3 seater settee and leather armchair, wall mounted electric fire, LED TV, DVD player and CD & radio player. Small dining table with seating for up to 4 people.
Kitchen - Fully fitted with electric oven, ceramic hob, dishwasher, microwave, fridge/freezer (4 drawers), kettle, toaster, cafetiere and teapot.
Double bedroom - Double bed, oak wardrobe with 2 drawers, oak dressing table with mirror, hairdryer and bedside cabinets. There is also a stable door which is no longer in use.
Bathroom - Bath with overhead shower, basin, WC and underfloor electric heating.
Utility Room – With downstairs toilet and sink. Washer Dryer and cupboards, iron, ironing board, clothes airer, travel cot and high chair.

First Floor
Twin bedroom - Twin beds (2'6"), chest of drawers, mirror sliding doors with storage with hanging space, LCD TV, and electric heater. (There is a small bannister next to one of the twin beds that is open to the stairs which have a steep drop, care must be taken when allocating this bed).
Outside space – The garden is a well-established enclosed garden with a large ornamental pond (children & pets must be supervised at all times).

Location

Aberdyfi / Aberdovey
The picturesque harbour village of Aberdyfi / Aberdovey is renowned for its mild climate, sandy beaches, sailing and a championship 18-hole links golf course (rated in the UK's top 100). The village is often referred to as “an artist's paradise” with its pastel-coloured cottages, small shops, inns and excellent restaurants which specialise in local seafood, all helping to create a relaxed welcoming atmosphere.
Aberdyfi / Aberdovey boasts some of the finest beaches in Britain, with four miles of golden sand-dune backed shoreline running north to Tywyn, home of the world-famous Talyllyn narrow gauge Steam Railway, crab fishing and the famous Dyfi Donkeys. The beaches are popular with sunbathers, swimmers, surfers and fishermen while the estuary attracts a wide range of water sports enthusiasts.
The peaks of the Cader Idris and Aran Fawddwy ranges are within easy reach and are complemented by the charm of the Dyfi, Dysynni and Tal y Llyn valleys nearby. An ideal area for walkers, climbers and wildlife watchers, and a wonderful all-year-round location.

Booking and Payment
Dyfi Cottages & Aberdyfi Holidays is a marketing agency and we do not own or manage any of the accommodation listed on our websites. Bookings made via us form a legal agreement between you and the property owner.
For bookings made more than 8 weeks before arrival a 30% deposit is required at the time of booking. The balance is then due 8 weeks before the holiday commences.
For bookings made less than 8 weeks before arrival, the total amount is payable at the time of booking.
Security Deposit
Security deposits are not normally required at The Gatehouse. Please note that guests are still liable for any damage, breakages or additional cleaning required as a result of their actions.
Arrival & Departure times
Arrival time is from 5 pm / Departure time is no later than 9.30 am.
Please note: check-in and check-out times at the majority of our properties have been temporarily revised. The revised times for this property are reflected above.
Short Breaks - Short breaks are available out of season and can be booked for a minimum of 3 nights from the following days:
Friday to Monday for a 3-night weekend break
Monday to Friday for a 4-night mid-week break
During November to February arrival days may be more flexible nearer the time although these exclude Sundays and any holidays.
Bed Linen
Bed linen and towels are provided.
Heating & Electric
Electric heating is included in the accommodation price.
Infant facilities
Travel cot and highchair (there is no bedding provided for the travel cot). Sorry, there is no stair gate.
Pets
The maximum of two well-behaved dogs are welcome at an additional charge of £25 per pet.
Wi-Fi
Complimentary Wi-Fi is available. The owner cannot guarantee the availability or speed of the service as this is dependent on third party suppliers.
Parking
There is private parking for two cars next to The Gatehouse.
Location
The property is located 6 miles from the village of Aberdyfi.
Access, Health and Safety
For safety precautions, the maximum occupancy is 4 guests (this does not include 1 infant in a travel cot).
The road outside the front of the property is the main road from Machynlleth to Aberdyfi, please be mindful of cars appearing suddenly and be especially cautious when children are exiting the property.
There is a small decked area as you enter the property which can become slippery when wet, there is also an open pond in the garden - children & pets must be supervised at all times.
Please contact us immediately if there are any specific needs you may have, including disability needs. It is essential that we are given as much information as possible about your requirements to avoid booking an unsuitable property. Some locations do not lend themselves to easy access and facilities, so please ask first to avoid disappointment. The choice is ultimately the responsibility of the person booking the property, and we cannot be held responsible should a property be booked that is unsuitable or inappropriate.
